A new £6m apartment complex in Liverpool’s
regenerating dock area has benefited from a £1.2m state of the
art security, lighting, electrical and HVAC system, designed and
installed by Cross Services Engineering Limited (CSEL).
The Overhead Building project is a mixed residential and
commercial development situated near Liverpool’s historic Queens
Dock, at the heart of the city earmarked for regeneration ahead
of Liverpool’s 2008 City of Culture status. With 55 high
specification one and two bedroom apartments sold to eager
buyers before construction even began, site developer Pierse
needed to ensure that the building infrastructure met rigorous
requirements.
For this major aspect of the project, Pierse turned to multi
discipline contractor Cross Services Engineering to provide a
full range of engineering services across the three block
complex. To begin with, CSEL embedded a Greenwoods HVAC system
throughout the site providing each apartment with individual
temperature control. Then, the mains electrical system,
including CSEL manufactured bespoke electrical control panels,
was designed and installed connecting each building’s every
apartment to a centrally managed system.
Next came a state of the art security system that includes CCTV,
and an Access Control system for each apartment managed by
videophone. This allows residents to control entry to a secure
car park and courtyard, as well as each individual apartment
block.
Complementing the security system is a sophisticated emergency
system, also designed and installed by CSEL. The emergency
features of the Overhead Building include emergency lighting and
fire alarms triggered by conventional fire detectors and by the
CCTV network. An advanced system of Colt smoke vents installed
at strategic points around the complex has been set up by CSEL,
which the emergency services can control from the main building
lobby, in the event of a fire.
Finally, as an added security and aesthetic feature, CSEL
installed Phillips ‘smart lighting’ system. This switches
internal hall lights on and off using proximity sensors, while
offering an energy saving alternative to constant lighting.
