Time and Tide - Commercial developments lead regeneration of
South Lakeland
Developer unveils environmentally and economically
sustainable projects
Time and Tide has announced plans to create two
commercial developments that will help regenerate the
rural economy in the Kendal and South Lakeland areas.
The Lancaster-based company is working on plans to
develop a 50,000 sq ft low energy, low carbon project,
at Halton Mills, just outside of Lancaster. In line with
local and regional economic strategies, the development
is designed to attract inward investment and help
diversify the rural economy. With space for
approximately 4300 m2 of lettable floor space the scheme
will incorporate 44 high quality units in managed office
environment.
This particular development represents the second
commercial phase of company’s £61 million redevelopment
of the entire Halton Mills site. Over the next four
years the company will transform the redundant
brownfield site into a mixed-use development of over 200
residential units and 140,000 sq ft of commercial space.
Plans for this current phase were submitted in May 2007
with a view to construction starting in September 2007.
In line with Time and Tide’s commitment to responsible
regeneration a number of measures have been taken to
make the development sustainable from an ecological as
well as economic point of view. Ground source heat
pumps, provision for solar panels, maximum use of
natural light and a sedum grass roof will reduce carbon
emissions and minimise energy use. Furthermore, the use
of locally sourced materials wherever possible will
ensure that the design of the building remains
sympathetic to its rural surroundings.
Time and Tide worked closely with Lancashire Rural
Futures, the body charged with assisting the
regeneration of the rural economy in Lancashire, to draw
up the plans. John Welbank, of LRF said, “Time and
Tide’s plans for commercial space at Halton Mills are a
perfect illustration of the positive role that
developers can play in the regeneration of rural
communities. Lancashire Rural Futures works to address
the misconception of the rural economy as being
exclusively farming and tourism. It is essential that we
attract knowledge-based, high growth businesses into
rural areas in order to regenerate the communities, as
well as the economies. From this point of view, Time and
Tide’s development at Halton Mills is a real step
forward.”
Elsewhere in the South Lakeland area, the company has
also submitted plans to create 42,000 sq ft of high
quality office and workshop space at a site directly
across from the South Lakeland Gateway Project, just off
Junction 36 of the M6. Moss End Business Village will
comprise 7 large build units and conversion of a Grade
II listed barn into five smaller spaces.
