developers to spearhead the creation of a sustainable new community
at Graylingwell hospital site
Galliford Try, Persimmon Homes, Berkeley Homes and David Wilson
Homes are the four remaining candidate firms that have been
shortlisted to become English Partnerships’ preferred development
partner at the Graylingwell Hospital site in Chichester.
The exceptional site on the northern outskirts of Chichester, close
to the famous Festival Theatre, has been earmarked by English
Partnerships as an opportunity to create a sustainable neighbourhood
that will showcase many of today’s highest environmental, design and
quality standards.
The 37 ha site includes a developable area of around 10 ha, plus a
number of hospital buildings that will be retained and reused as
part of the overall scheme. A Grade II Listed farmhouse and chapel
dating from around 1890 will also be preserved. Already, a section
of the site has planning permission for 154 homes and the final
number will be decided in consultation with Chichester District
Council and the local community.
English Partnerships will ensure that 40 per cent of the homes are
“affordable”, taking the form of properties in both social rented
and shared ownership. In addition the blueprint for the development
includes community facilities, small businesses, shops, public
spaces and the retention of many existing landscape features and
mature specimen trees.

comments, “There is a real shortage of new homes in Chichester. The
natural beauty of the Graylingwell site and architectural splendour
of the Victorian building will provide a stunning backcloth on which
to produce something really special. The new neighbourhood will
provide a mix of homes and facilities that we hope will become a
blueprint for many future developments throughout the country.”
To ensure English Partnerships’ goals are met each of the developers
have been invited only to submit proposals that demonstrate a
commitment to construction and energy efficiency, sustainability and
experience of community engagement.
The four remaining candidate bids are due in on 6th July and English
Partnerships aim to announce the preferred Developer at the
beginning of September.
