McCann Homes - New £3.2 million housing scheme to replace Albert Road Flats

As part of an on going urban regeneration programme, Luton Borough Council have given the go ahead for the demolition of the run-down tower block estate at Albert Road, and the redevelopment of the entire neighbourhood with a £3.2 million housing scheme.
The contract to redevelop the Albert Road site, which will take place over the next 12 months, was won by house builders McCann Homes, housing association Jephson Homes, and architects PRP.
“We considered tenders from no fewer than twelve other partnerships” says a council spokesman, “but what especially appealed to us about their proposals was the in-depth research they had conducted with local residents, police and charitable groups into the needs of the community”.
“In particular, the scheme takes into account the urgent local need for large family dwellings and the regeneration and social re-engineering of the whole environment. In place of the tower blocks, planning permission has been granted to build an estate of twenty-six 2, 3 & 4 bedroom family homes with landscaped amenity areas. All will be eco-homes of a high standard achieving 10% renewable energy”.
Amongst the challenges raised by the project and addressed by the McCann-Jephson-PRP partnership have been the relocation of existing tenants – undertaken in association with NOAH (New Opportunities And Horizons), a Luton based charity set up to assist the disadvantaged and disabled. This involved the negotiation and purchase of 3 right-to-buy leases and one freehold garage from existing occupants, the re-siting of an electricity sub-station, and the purchase of a 125 year lease for the scheme from the Council.
The scheme is scheduled for completion by March 2008.
