Tees Valley Regeneration - Hat trick for Darlington
TEES VALLEY REGENERATION today (Wednesday 27th June)
announced a trio of first rate developers to transform
Darlington’s Central Park masterplan into bricks and
mortar and provide a huge boost to the local economy.
The project will be the biggest development in
Darlington for a generation and represents an investment
of £200 million, creating 2,000 new jobs as well as
another 400 during the construction process.
Tees Valley Regeneration have appointed a consortium
consisting of Commercial Estates Group, Yuill Homes and
Keepmoat Plc as preferred developer for Central Park.
Commercial Estates Group will undertake the commercial
and leisure elements and Keepmoat and Yuill the housing.
The appointment of three of the most influential names
in the business, brings building work on the site a step
closer. Ultimately the development will include 600
residential units, including 159 apartments, 300,000
square feet of commercial development and significant
leisure proposals, including first class restaurants,
bars and shops of around 50,000 square feet. Affordable
housing will make up 15% of the total.
The 75 acre site has already benefited from £17m of
investment on site remediation, enabling works,
infrastructure provision and property acquisitions. The
first steps in the development process will see work
commence in summer 2008 with development on the site
scheduled to follow in 2009.

The consortium has been selected as preferred developer
because its proposals for the site most closely
reflected the aspirations for quality and design held by
Tees Valley Regeneration and their partners.

Darlington Borough Council has been working closely with
Tees Valley Regeneration to bring the project to
fruition. Cllr John Williams, leader of Darlington
Borough Council said: “This latest announcement is
further evidence that Darlington has a bright future.
The Central Park scheme compliments the Council’s
continued investment into the town centre and the
calibre of the developers now signed up to the scheme
sends an important message out to everyone that
Darlington is the place to be.
“Central Park will raise the profile of Darlington and
the Tees Valley. It will attract much investment and
deliver high quality homes, offices and leisure
facilities for our town.”
Steve Gawthorpe, area director for English Partnerships
the Government's Urban Regeneration Agency said:

John Holmes, Director of Regeneration at One NorthEast,
said: “There’s no doubting the potential of Central
Park. It will create around 2,000 new jobs and will
transform the barren site into a thriving mixed-use
development.
“Today’s announcement that Commercial Estates Group,
Keepmoat and Yuill Homes have been brought on board is
an important step to achieving this, and I’m sure over
the coming months we will see activity at the site
really step up.”
