Time & Tide Homes - £72 million ‘destination’ development planned for Eastern Gateway - 35-storey tower & large urban park to transform North Eastern ‘fringe’

Revised plans have been submitted to create a £72million landmark tower development at Eastern Gateway to Manchester city centre.
Following an extensive consultation exercise, North West-based developer, Time and Tide has unveiled new proposals for an ambitious mixed-use development on the corner of Store Street and Great Ancoats Street. The project will provide 383 one- and two- bedroom apartments, 17,500sq ft of retail/office space and over 3/4 acre of public parkland.
Featuring a 35-storey tower and a smaller 7-storey block the development will help define the area as a desirable residential zone and serve as a catalyst for further regeneration. Aiming for a vibrant mix of retail and leisure outlets at street level, high quality public park space and a commitment to stringent environmental standards, Time and Tide is focused on creating a development that is sustainable in every sense of the word.
Christened ‘Gravity’ to reflect the strengthening pull of the Eastern Gateway location, the project is Time and Tide’s second major apartment development in the city centre. The original plans, submitted in November 2006, have been modified to address the shortage of public park space in the Eastern Gateway area and maximise the site’s potential for inspiring further regeneration, whilst staying focused on minimising impact on the surrounding neighbourhoods (Piccadilly Village).
“’Gravity’ has been designed more as a destination than a development,” said John Asplin, Managine Director at Time and Tide. “By creating a strong visual landmark and a vibrant mix of uses we’re looking to further invigorate the Eastern Gateway as a residential location, whilst respecting the communities that are already living there. We have consulted far and wide to ensure we achieve this balance and are looking forward to a favourable response.”
A ‘plaza’ of public urban park space, incorporating an amphitheatre, extensive soft landscaping and seating areas is a key element in the scheme’s appeal. Whilst other developments underway in the Eastern Gateway area incorporate parkland, in most cases it is obscured from public view or reserved for use by residents. The urban park planned for Gravity will be visible, accessible and open for use by residents and public alike.
The majority of residential accommodation will comprise 1 and 2 bedroomed apartments and is aimed firmly at the owner-occupier market. Four additional duplex penthouses are planned for the top of the tower. Interiors have been designed around a loft-living concept, creating expansive open plan living, kitchen and dining areas, with spacious bedrooms and bathrooms leading off. Car and cycle parking space will be provided across two underground floors and plans are underway for a car-pooling scheme.
A decision on the new submission is expected in August 2007. Time and Tide hope to be on site in December 2007 with the first phase released to market in September 2008 with total completion by January 2010.
