First phase of £67million mixed-use riverside
development released Country life and contemporary style
meet down by the river
North West-based property developer, Time and Tide Homes
has released the first residential phase of an ambitious
£67million mixed-use riverside development just outside
Lancaster.
The 47 two, three and four-bedroom townhouses, and 27
one and two-bedroom apartments will set the tone for the
rest of the Halton Mills scheme, ultimately aiming for
224 residential units and around 134,000 sq ft
commercial space.
Previously a redundant industrial site, the company
acquired the land in 2003 with outline planning
permission for an employment-led development already in
place. With 5 more phases in the pipeline over the next
four years, the end result will bring 100s of jobs to
the area and help kick start the local economy.
Permission for a second phase of 36 one and two bedroom
apartments is expected in February.
Situated on the banks of the River Lune and with
stunning views of the Forest of Bowland, the development
has been designed to take full advantage of the
picturesque surroundings. Working with the site’s
south-facing slope the masterplan allows every single
dwelling a river view.
Aimed firmly at greenshifters and young professionals
from surrounding cities such as Preston, Lancaster and
Manchester, the architecture and interiors have been
designed to create an essentially urban product that
sits comfortably in its rural surroundings, whilst
appealing strongly to more contemporary tastes.

development,” said John Asplin, Managing Director at
Time and Tide. “We’ve achieved a perfect balance between
country living and contemporary style and created a
development that will suit the more discerning homeowner
looking for a quieter life, but who still requires the
convenience of city centre facilities”.
Time and Tide, also based in Halton, is currently
involved in a range of key developments in the Lancaster
and south Lakeland area, as well the £63 landmark
‘Gravity’ development at the Eastern Gateway of
Manchester and the £70m redevelopment of a former silk
mill, as part of the regeneration of Briancon on the
French-Italian border. The company has grown rapidly
over the past five years, bringing a range of successful
developments to the market across Cumbria, Manchester,
Liverpool and beyond.
