Kenmore Property Group - Plans Progress To Transform Major Leeds Landmark

Commercial property investment and development company, Kenmore Property Group, has submitted a planning application for the redevelopment of City House situated directly above Leeds City train station.
Proposals for the prominent 1960’s office building, formerly occupied by ‘The Department of Transport’, include an extensive refurbishment programme that will see this landmark building being transformed into highly specified office accommodation. This will be delivered at a time of both considerable under supply and great demand for prime space located in the very heart of the city and its core business district.
Kenmore Property Group purchased City House in 2006 with a view to regenerating the tired and dilapidated building and maximising its potential given its overall size, presence and location within Leeds City Centre. If planning is granted, Kenmore intends to start works early Autumn this year with a view to completing in late summer 2009.
Kenmore has appointed Carey Jones as principal architect on the project alongside structural and environmental engineers, Arup, Savills as Project Managers and CB Richard Ellis and Ryden as agents. The appointed team has studied the building in great depth to fully appreciate the redevelopment potential as well as the ability to create a sustainable environment.
Just over 130,000 sq ft of Grade A space across 12 floors will become available to let either as a whole or in part and parking for approximately 79 vehicles will be available. The entire building is to be re-clad with a full height glazed curtain walling, maximising floor to ceiling heights and improving both the flexibility and efficiency of the floor-plate design. The extent and sensitivity of these works together with the overall sustainability of the development will achieve a ‘Very Good’, if not ‘Excellent’ BREEAM energy efficiency rating.
The plans also address the current understated entrance and the awkward geometry of the landmark building, improving the visual presence when viewed from the North and South, in particular providing a rather dominant and architecturally expressive view from Park Row.
