Crouch Butler - £7.5 MILLION OFFICE VILLAGE DEVELOPMENT FOR
CHALFONT ST PETER, BUCKS
 Acting
on behalf of developer Frontier Estates, architect and
master-planner Crouch Butler has received full planning
permission from Chiltern District Council for the
redevelopment of a 2.2 acre (0.9 hectare) industrial
site at Chiltern Hill Industrial Estate, Chiltern Hill
Road, Chalfont St Peter, Bucks. The redevelopment
involves the dismantling of old industrial buildings
with the phased relocation of existing tenants to
provide 72,600 sq ft (6,745 sq m) of high quality
landscaped office space with parking for 150 cars.
The new scheme, which runs along the A413 Amersham Road,
will be known as Chiltern Hill Office Village. The
development, which has a total project value of £7.5
million, is now at tender stage for a two-phased
construction period to accommodate the existing
occupiers. Phase 1, totalling 50,300 sq ft (4,677 sq m),
will be completed in 2008 and Phase 2, totalling 22,300
sq ft (2,068 sq m), in 2009.
Said Geoffrey Barrett, Director of Crouch Butler: “We
were presented with the challenge of designing a high
quality scheme fit for this attractive Home Counties
village. Our design solution, which was approved by the
planners, was to split the accommodation into four main
buildings, set around a well-
landscaped courtyard area. The two- and three-storey
buildings are of modern design with elevations of buff
coloured brick and expanses of curtain walling with
glazed entrance screens and canopies.
“A further and unexpected challenge was presented by the
Environment Agency’s recent upgrading of local flood
maps. Although it currently resembles a rather neglected
ditch, the River Misbourne forms a boundary to the
Office Village site. As part of the redevelopment works
the river corridor will be upgraded to meet modern
drainage standards.”
Frontier Estates is now marketing the scheme to
prospective tenants and purchasers. The location is
expected to attract smaller high value-added,
design-conscious businesses requiring good quality
accommodation.
