ISG JACKSON DOUBLES UP WITH £MULTI-MILLION SOCIAL HOUSING CONTRACTS

ISG Jackson has secured its second project with the Flagship Housing Group this year, with a £5 million design & build project to construct a 'Very Sheltered Housing' scheme and Library, in Kessingland, near Lowestoft in Suffolk. The contractor has also been given the go ahead to commence the second phase of work at the former Moorlands care home site in Cambridge – bringing the total value of this scheme to around £7 million.

At the Kessingland site, ISG Jackson will begin working on a two-storey traditionally constructed building which incorporates a modern Community Library and café. The scheme features a central courtyard, surrounded by 32, two-bedroom individual flats, with some for sale and others to rent. The flats have a flexible internal design so they are fully convertible for the specific requirements of individual residents. The building occupies a central village location and is 'Secured By Design', and has a progressive key fob entry system providing excellent levels of security for residents.

With ‘Very Sheltered Housing’, the focus is on the provision of high quality care and support within an environment where residents have the choice to live as independently as they like, with their own self contained flats but with help and support on hand as needed. This model of care provision is proving increasingly popular, with the Department of Health setting up a designated extra care housing fund, representing a real alternative to care homes and dispersed homecare.

Communal facilities include an internet café, laundry, hairdressing salon and therapy room, with a large dining area and several multi-use rooms for a range of activities. In addition to the Community Library, there are community rooms and offices for the use of the Parish Council and local residents. The project is due to commence late April, with completion scheduled for summer 2009.

In Melbourn, Cambridge, ISG Jackson has also secured the second phase of a project, which to date has seen the contractor build a new 35 flat ExtraCare facility adjacent to the existing Moorlands care home. Residents will now move across and occupy this new building and ISG Jackson will demolish the old care home and build 19 homes and apartments in its place.

The development of eight traditionally constructed houses and 11 new apartments will help to finance the ExtraCare facility and the homes are arranged in an attractive close setting. The houses will be built in two blocks of four, with a single three-storey apartment complex. This final phase of work has recently commenced on site, with completion scheduled for June 2009.
