ICOPAL CROWNS AWARD-WINNING URBAN SPLASH DEVELOPMENT

Three types of building membrane from Icopal are being used on an Urban Splash development renowned for turning the traditional terrace upside down.

Some 13,000m2 of Monarperm 700 is being installed under slate when the roofs of more than 300 terraced houses at Chimney Pot Park, Salford, are opened up to create vaulted ceilings and living rooms with mezzanine kitchens.

In addition, 8,000m2 of Tecnatorch patented grooved energy saving roofing membrane is being installed under the decks of the roof terraces over the former out houses that give access to the living areas at first floor level.

Last but not least, 3,000m2 of Monarperm 500 is being installed by Icopal-approved sub-contractor Mac Roofing around the light wells on the roof terraces that bring natural light into the main bedroom.

The £40 million project is transforming a stock of 349 run-down two-bedroom terraced houses into contemporary homes with a living area upstairs and two ground-floor bedrooms. With most properties marketed for just under £100,000, the first phase of completion saw more than 100 houses snapped up in under three hours.

Designed by shedkm architects and developed by Urban Splash in partnership with Salford City Council, Chimney Pot Park has revitalised terraced living and a previously dilapidated area of Salford marked for demolition into modern and affordable housing for local families and young professionals.

The development has been shortlisted for a RIBA award and already has under its belt a MIPIM Residential Development Award 2008, Grand Designs’ Best Housing Development 2007 and Housing Design Awards’ Project Award 2005.

With such a focus on roof space, at two levels, the development required high-performance, economical waterproofing membranes. BBA-certified Monarperm 700 and 500 eliminate the need for traditional eaves/ridge ventilation while Tecnatorch’s unique groove technology allows fast application and saves energy during application– vital on a contract of this size - without detriment to bond strength or waterproofing integrity.

Lee Cavanagh of Mac Roofing, who has worked on many Urban Splash projects and who specified the Icopal materials for Chimney Pot Park, said: “Due to the challenging nature of the project, we were asked to propose a waterproofing system which could meet all the performance criteria of the building, but also once installed, be durable to cope with following trades and be aesthetically pleasing to the eye.

“This was a demanding and complicated project. The major concern at the time was with limited storage on site, hence a very tight supply window was given to Icopal to replenish the stocks on site. Their logistics certainly helped us to make the job run smoothly."
