NEW SOLUTION FROM ARMSTRONG HAS BIG BENEFITS FOR PROPERTY
DEVELOPERS AND LANDLORDS
A
new solution for space heating and hot water developed by Armstrong
can prevent many of the problems currently experienced by UK
landlords, property developers and contractors.
The new Armstrong Tenantherm provides energy efficient heating and
hot water for apartments and community heating schemes, and can
prevent a myriad of problems such as access to individual flats,
unsightly or costly flue systems, high running and maintenance
costs, risks of Legionella, and problems of lime scale formation.
Instead of requiring individual gas boilers and cylinders to be
installed in each flat, Tenantherm is a compact, easy to install,
fully integrated thermal interface unit which provides highly
efficient heating and hot water from a centralised heat source, but
with individual control available in each apartment. And, as the
central boilers will always operate in condensing mode, it offers
maximum efficiency and lower running costs.
Tenantherm is pre-assembled and tested for quick trouble-free
installation and couples with Armstrong’s MBS heating solution to
provide a complete off-site manufactured system which arrives at
site requiring only final connection. Units can be housed in a white
powder-coated steel cabinet, or supplied chassis mounted for
installation in ducts or pipe riser cupboards. As the system is
fully-assembled in Armstrong’s own factory, installation can be
achieved simply with semi-skilled labour rather than requiring
registered CORGI or G3 personnel. Designed specifically for the UK,
it has controls that are simple and straightforward to understand
for installers.
Tenantherm gives each resident the benefit of individual controls to
select the temperature and time settings that suit their lifestyle.
But this level of tenant control is made possible without the
problems this traditionally brings for the landlord or property
management company. As the heating source is centralised, mandatory
annual inspections can be carried out whenever required, without the
problems of gaining access to individual flats. In situations where
tenants are frequently unavailable, or even uncooperative in
allowing access, this can save the landlord considerable time,
effort and cost.
The system also offers the landlord a great deal of flexibility for
metering. Energy and/or water usage can be metered in each thermal
interface unit, with meters positioned inside the units for ease of
installation. There are a range of meter reading options including
manual, optical, radio reader or centralised/BMS reading using
M-bus.
The absence of a boiler in each apartment frees up space for the
tenant and prevents the need for an unsightly flue or, for the
landlord, the necessity for a costly flue manifold system.
Maintenance costs are much reduced and there is a greater
opportunity to meet demand in situations where combination boilers
can struggle. As Tenantherm is able to continuously provide 12, 15
or 17 litres per minute at 40 degrees C temperature rise, ample hot
water is always available without the additional capital costs and
inspection responsibilities of unvented hot water cylinders. As
there is no need for stored water in a system of this type, the risk
of Legionella is eliminated and, as the central boilers operate at
lower operating temperatures there is reduced risk of lime scale
formation in hard water areas.
Tenantherm also has major advantages in terms of energy efficiency.
The super-efficient MBS optimises the energy saving features of
variable speed drive pumps, the latest microprocessor control and
fully integrated condensing boiler technology. The energy
requirement is therefore 15 to 20% less than that of individual
boilers without any detriment to tenant comfort. Tenantherm also
integrates with renewables such as solar thermal, heat pumps and
biomass to help achieve a low carbon footprint and optimum SAP
ratings.

residential letting and community housing schemes now places a
growing burden on landlords and property management companies,
particularly in areas such as gaining access from tenants for
inspections. This can waste significant time and resources for the
landlord without providing any corresponding increase in revenue.

the heating and hot water equipment back in the hands of the
landlord, but ensures tenants are happy by giving them complete
control over their own temperatures and settings. And, as the system
