MORGAN LOVELL PIONEERING GREEN OFFICES

One of the country’s greenest workplaces is leading the way in sustainable thinking amongst businesses.

Morgan Lovell, office interior design, fit out and refurbishment specialist, has transformed its 1960s-built headquarters into a pioneering example of innovative and sustainable office design which has been recognised with the UK’s highest BREEAM ‘Excellent’ rating*.

Recently listed in The Sunday Times Best Green Companies, Morgan Lovell has created an office space which is already achieving an 11% reduction in energy consumption.

The company, located on Noel Street in London’s Soho, is now using the project as a platform to share best practice with other businesses around the affordability and wider business benefits of creating sustainable workplaces.

Lara Conaway, sustainability manager at Morgan Lovell explains: “There is a perception that sustainable office design is time consuming and expensive, especially within existing structures. Our Noel Street project demonstrates that companies can still create a highly sustainable office interior even if they cannot make alterations to the main structure of a building.

“When you consider that most companies in the UK are housed in older buildings, it makes practical sense to look at refurbishment. If this type of approach to office design is utilised more extensively, the positive impact on the UK’s carbon footprint would be significant. Businesses would also enjoy the associated cultural rewards and cost savings such as tax breaks and energy bill reductions,” she concluded.

Despite the fact that the built environment is responsible for 47% of carbon emissions [1], the impact of the office has long been overlooked in the sustainability debate.

Morgan Lovell has worked with BRE Global, the body responsible for the BREEAM system, to develop the Noel Street project as a pilot for a fit out version of BREEAM Offices, which could be rolled out across the country as a benchmark for cost-effective and realistic sustainable office fit outs.

The company’s workplace was designed by Morgan Lovell’s own LEED® accredited designer Elaine Duke, who has created a stylish and modern interior which is built around sustainable principles. Features include:

A heat recovery heating and cooling system taking energy from one area to release it in another

Zoned lighting to save electricity when areas of the office are empty

Clay-based paint with very low VOC (Volatile Organic Compound)

Interface ‘Tirex’ mats made from recycled tyres

A wormery in the staff kitchen

A central recycling point, replacing all wastepaper bins under employees’ desks

An Interface ‘Straightforward’ carpet of 80% recycled yarn that is recyclable, and which results in less
wastage because of the random lay pattern

Re-used Herman Miller Aeron Chairs consisting of 66% recycled content, which are 94% recyclable

Natural light maximised to reduce energy bills and enhance wellbeing of employees

Carpeting, ceilings, paints, fabrics and furniture with a high recycled content and the ability to be recycled in the future have been sourced.

All wood used in the refurbishment has been certified under the Forest Stewardship Council scheme
