AET TAKES TO THE AIR WITH JET ENVIRONMENTAL

Air conditioning alliance to reduce carbon footprint and increase flexibility

When the commercial ventilation and cooling systems manufacturer, Jet Environmental, constructed a new headquarters, the plans included an area of speculative office space for rental. Faced with a potential turnover of tenants, Jet had to tailor its air conditioning system to incorporate maximum flexibility and turned to sustainable office environment expert AET to provide the solution.

Induction specialist, Jet Environmental, provides climate control solutions for large commercial buildings and volume pharmaceutical facilities – where the quality of the environment is vital to a building’s function. However, in its previous HQ, the inherited air conditioning facilities were woefully lacking in quality.

Not only was Jet experiencing the classic complaints of an inefficient and outdated system – slow control response, large temperature changes and draughts leading to employee discomfort – but the system failed to meet the latest European commercial energy regulations associated with the Energy Performance Building Directive.

Jet took a lead role in the design and planning stage of its new headquarters and placed a major emphasis on reducing all-round energy usage and maximising flexibility within the building’s layout. Combined with Jet’s own proven low carbon induction system, 1,450m2 of AET’s Flexible Space System incorporating Hiross underfloor air conditioning was installed.

With three floors of office space geared towards short-term lets, the building services had to be as flexible as possible, as Robert Simpson, managing director at Jet explains:

“The building is divided over four floors, with rentable office space offered in sizes ranging from single occupancy to open plan. To keep up with tenant changes and office churn the air conditioning had to be adaptable and not an obstacle. The solution with AET was to treat each floor as a separate zone, each with its own, centrally controlled, conditioned air module (CAM). With conditioned air fed through moveable fan tiles above the floor void, maximum flexibility was achievable.”

As well as the logistical efficiencies, the space and cost savings offered by the combination of underfloor air conditioning and Jet induction systems allowed Jet to make a significant reduction in energy usage. Engineered to deliver free cooling via fresh air ventilation and overnight purge, the annual carbon savings at the headquarters, offered by the air conditioning system alone is forecast to be as much as 23 tonnes – hugely minimising the building’s carbon footprint over the course of its life cycle.
