Underwood Carpenter - Delivers New Concept City Centre Ikea
IKEA fans were delighted at Christmas when their
City Centre store opened in Coventry, successfully delivered by
Project and Construction Management Company Underwood Carpenter.
The £40m construction of the 28,500 sq.m. IKEA store began in the
summer of 2006 on the former Co-op site and city centre car park.
Consisting of 7 levels, including a three level 850 space car park,
the Coventry IKEA is a significantly different design from the
company’s other stores in the UK and across their worldwide
operation.
By working as an extension to the IKEA in-house construction team,
under a JCT Construction Management appointment, Underwood Carpenter
managed the design, development and construction of this new concept
store. This included a completely new format high rise store, with
new vertical stock and customer lift mechanical systems including 17
lifts, 3 Travelators, and computer operated vertical stock movement
systems.
Considerable emphasis was also placed on sustainable design
solutions, including a rigorous recycling process for both
demolition and construction materials, all of which was recorded and
volumes displayed on public information boards on-site. Geothermal
borehole technology was used for the heating system, and all
material specification was audited against sustainable construction
criteria.
Underwood Carpenter also overcame city centre challenges including
ordnance, culverts, contamination, deep pile construction, ground
water, minimal site area, proximity to adjoining boundary structures
and community consultation.

teamwork with the retail operators to ensure that this logistically
challenging store would work for them and their customers. The
Construction Management form was key to this and facilitated a very
close collaborative working partnership across all levels, which I
believe was essential for such a new concept.
We were also mindful that a new IKEA format for constrained sites
could open up new possibilities for the IKEA development programme
as a whole. Working with IKEA has been a great experience and
together we have successfully delivered a fantastic new store format
for the IKEA business”.
