TheisCraft Provides a Responsive Lighting System for the Distinctive ‘Bureau’

A TheisCraft lighting control system has been selected to provide flexible, energy-efficient control for the refurbishment of ‘Bureau’ at 90 Fetter Lane, in London’s prominent Midtown area. Specified by design and sustainability consultants MTT, the TheisCraft system uses a DALI lighting control system with LCMs and area controllers and a Front End PC to control the lighting through the eight floors of the facility plus the basement and lower ground floor. PIRs have also been installed to control lights according to presence/absence detection and daylight linking will ensure that the lights near the windows respond to external light levels. In addition to monitoring and controlling the main lighting, the TheisCraft system also provides comprehensive monitoring of emergency lighting throughout the building. A modular wiring system with armoured leads for lighting and power has also been supplied by TheisCraft.

A distinctive building with an emphasis on style, Bureau features a double-height reception with burnished metal cladding and a polished concrete floor leading to a marble and concrete feature staircase. The feature stair from reception leads to a reconfigured core that incorporates a high specification internal stair intended to encourage movement between each floor. The reception includes a club-style snug area with parquet floor and wood cabinetry. Above the eight high-ceilinged office floors are three landscaped roof terraces. The workspace will respond to the requirements of modern, innovative and progressive businesses and promote the wellbeing of its occupiers.

Midtown has a vibrant and growing ecosystem of boutique retail, bars and pubs, restaurants, galleries, coffee shops and health and leisure amenities. Bureau will add to this by actively seeking independent brands for its retail, restaurant and café space.

The system controls lighting throughout the eight floors including offices, meeting rooms, circulation areas and a café on the ground floor. TheisCraft’s modular wiring system with ‘plug and play’ connectivity was installed to supply lighting and power throughout the building. This a sustainable and innovative solution has not only reduced installation time but will also make it easier to reconfigure systems in the future to accommodate changes in building usage or layout, thus supporting compliance with the government’s ‘Soft Landings’ concept. The inclusion of automatic emergency lighting testing and monitoring also avoids the need for visual checks, so that overall operational and lifecycle costs are reduced.
